Crown Care is a $99 per month subscription service offered by Pacific Royalty Construction to help maintain and care for your home. Membership Includes 4 hours of handyman labor per quarter (16 hours per year). Any labor beyond the included quarterly hours will be billed at the discounted rate $80 per hour, charged in 15-minute increments. Materials and any additional labor will be billed separately and are due upon receipt of invoice.

  • Roof: Missing or damaged shingles, moss buildup

  • Gutters: Clogs, leaks, or improper slope

  • Siding & Trim: Signs of rot, peeling paint, or water damage

  • Windows & Doors: Seal integrity, caulking, and operation

  • Decks, Stairs & Railings: Structural safety and mildew

  • Foundation: Cracks or drainage concerns

  • Driveways & Walkways: Cracks, shifting, or trip hazards

  • Fencing & Gates: Stability, latches, and base rot

  • Outdoor Electrical: Outlets, lighting, and GFCIs

  • Plumbing: Leaks under sinks, around toilets, or visible pipes

  • HVAC: Filter condition, thermostat function

  • Attic & Crawlspace: Ventilation, insulation, or moisture

  • Water Heater: Leaks, age, and safety strapping

  • Appliances: Functionality (optional, upon request)

Winter (Dec–Feb)

  • Seal drafts and gaps

  • Insulate exposed pipes

  • Install faucet covers

  • Prepare for power outages (on request)

  • Test sump pump

  • Clear storm drains

  • Inspect attic and crawlspace for moisture or rodents

Wooden House

Summer (Jun–Aug)

  • Paint touch-ups on siding, trim, and fences

  • Seal decks and exterior wood surfaces

  • Service garage doors and openers

  • Install or test smoke/CO detectors

  • Seal pest entry points

  • Clean exhaust fans (kitchen, bath)

  • Trim back shrubs from siding

Home Deck and Kitchen

Spring (Mar-May)

  • Clean gutters and downspouts

  • Pressure wash siding, decks, and walkways

  • Check screens and reseal caulking

  • Inspect roof after winter storms

  • Test outdoor faucets and irrigation

  • Replace HVAC filters

  • Lubricate door hinges and garage mechanisms

  • Treat moss on roof and hardscapes
